Seems like the last couple of weeks Brett and I have been getting hit with a lot of questions about SEO (Search Engine Optimization). Let me WARN YOU right now, this post will either completely intrigue you or leave you yawning.

I went to lunch with a young guy on Thursday who lives a few blocks from the BSU Stadium in Boise. He told me about some recent condos in his development that have been selling for $50,000 to $55,000. With interest rates as low as they are, this makes the payment on one of these condos (including HOA fees) around $300/mo.
He then said condos in the building rent to BSU students at $650/mo. If I was a parent paying for my kid's housing or even if I was a college kid ready to get a jump start on real estate investing, I'd be all over this.

With the housing industry in Boise Idaho, Meridian Idaho and most of Treasure Valley stabilizing, I found some little known facts about Real Estate.

First the census stats:
Median U.S. Household income: $52,029
Median U.S. home price: $172,600
Comments - Conservative home buyers purchase homes that are 3 to 3.5X household income. These figures are a lot more in line than the 2005 figures where Americans had to buy at 4-5X or more of their income.
67.6 percent of U.S. households own a home. The housing situation is very much an issue for the majority of Americans. This is where most Americans...

It's some short sale loving...but hey, this sweet Meridian Home is listed at $279,000 (Previously sold for $465,000 in 2007.)

What will a Buyer's agent cost me, and What is a "Cash-flow Buyer's Agent"?
Any decent real estate professional will actually make you more money on a net basis (my term; cash flow buyer's agent) than is earned on their commission from your transaction. These are not just numbers I am pulling out of thin air, this is a statistical fact according to the NAR. This means a good agent will negotiate and protect you to a level as least equal to what they will be paid. (Think about what a great agent does?)
You will not be charged any out-of-pocket fees in a typical real estate transaction, because the listing agent has already negotiated a fee for themselves payable by the seller at the time of closing.
