I went to lunch with a young guy on Thursday who lives a few blocks from the BSU Stadium in Boise. He told me about some recent condos in his development that have been selling for $50,000 to $55,000.   With interest rates as low as they are, this makes the payment on one of these condos (including HOA fees) around $300/mo.

He then said condos in the building rent to BSU students at $650/mo.  If I was a parent paying for my kid’s housing or even if I was a college kid ready to get a jump start on real estate investing, I’d be all over this.
